Set along one of the most prized stretches of beachfront in Naples, the former Gulf Shore Colony Club in The Moorings is quietly preparing for a major transformation. Once a quaint mid-century co-op, this irreplaceable Gulf-front site at 1785 Gulf Shore Blvd N is now poised to become one of the most exciting ultra-luxury condo opportunities in Southwest Florida.
Originally built in 1960, Gulf Shore Colony Club consisted of six two-story buildings with just 16 condos total—each residence ranging from approximately 1,400 to 1,800 square feet. The co-op was known for its vintage charm, low density, and direct beachfront access in the heart of The Moorings.
Sadly, like many older coastal properties, it sustained major damage during Hurricane Ian in 2023 and was eventually sold to new developers.

The project is currently in the City of Naples review and approval process.
Compared to other new developments along Gulf Shore Boulevard, public details about this one have been limited—likely a reflection of the soft real estate market during the 2020s real estate recession. With a more measured pace of buyer demand, developers are being strategic about timelines and marketing.
That said, the value of this rare beachfront parcel can’t be overstated. With direct Gulf views and walkability to coffee and brunch at Charleston Square, the finished residences will no doubt attract discerning buyers seeking exclusivity and timeless luxury.
