A seller asked me this week how buyers actually determine what a home is worth. It's a great question because the answer often surprises people.
Many homeowners start by looking at what their neighbor sold for or by calculating a price per square foot. Those are helpful reference points, but they are only part of the story. Buyers don't purchase a home based on a formula. They compare it to every other property available to them at that moment.
Today's buyers have usually spent weeks, sometimes months, studying the market online before they ever walk through your front door. They've toured competing homes, compared views, floor plans, renovations, outdoor living spaces, insurance costs, and the overall condition of each property. By the time they decide whether to make an offer, they have developed a clear sense of which homes represent the best value.
This is why two homes with nearly identical square footage can sell for dramatically different prices. A better view, an updated floor plan, hurricane protection, natural light, privacy, or simply a home that feels move-in ready can change how buyers perceive value. On the other hand, deferred maintenance or features that limit a buyer's vision for the home can have the opposite effect. And most buyers start deducting dollars as they are walking through a home. They are looking for reasons to make a lower offer. And their "walk through estimates" of what work will cost is often much higher than what it will actually cost.
One of the most important parts of my job is helping sellers see their home through the eyes of today's buyers. The market isn't trying to prove us right or wrong. It's simply telling us how buyers are making decisions today. When we understand that perspective, we can position your home to compete with other homes on the market, attract stronger buyer interest, and ultimately achieve the best possible result for you.
