New Developments to Watch on Naples Miracle Mile

Naples’ Miracle Mile, a stretch of Gulf Shore Boulevard renowned for its coastal elegance and luxury lifestyle, is on the brink of a transformation. Exciting new condo developments are set to redefine this iconic area, offering a mix of contemporary design, world-class amenities, and unparalleled Gulf views. Here’s a look at what’s coming to the Miracle Mile:

1. Former Ocean Terrace – 1500 Gulf Shore Blvd N

There was a new development planned for this location, but the developer pulled out and the property is back on the market and available for the next big thing.  The site has been cleared and is ready to go.  You can see the listing here

2. Gulf Shore Colony Club – 1785 Gulf Shore Blvd N

Gulf Shore Colony Club is a project with exciting potential for luxury living. The 2.1-acre site, owned by the Youngquist Brothers, a family-run enterprise from Fort Myers with a diverse portfolio of commercial interests, has been completely cleared for redevelopment. Plans include a seven-story building over parking, featuring 24 exclusive residences. The building is proposed to reach up to 75 feet above flood elevation, with an additional 7 feet allocated for architectural embellishments, stair towers, and mechanical equipment. Currently, the project is going through the city’s review and approval process, bringing it closer to becoming a stunning addition to the Miracle Mile.

3. Park Place Condos – 2020 Gulf Shore Blvd N

Park Place Condos brings a modern flair to the Miracle Mile, blending sleek design with thoughtful functionality. Owned by the Barron Collier Cos., a long-time local developer, this redevelopment is well underway, with the buildings already demolished and the project about three-quarters of the way through the city’s review and approval process. Plans include two three-story buildings over one level of parking, housing a total of 15 high-end condos. Residents will enjoy thoughtfully designed spaces and luxury finishes, making Park Place a premier choice for Naples living.  Here are the current preconstruction opportunities available condos in Park Place.

4.  3300 Gulf Shore Blvd N (Former Executive Club)

The site of the previous Executive Club at 3300 Gulf Shore Blvd North changed hands again earlier this year. The Kolter Group of Delray Beach acquired it for an announced price of $92.5 million, purchasing it from Youngquist Brothers who bought it for $60 million in 2023.

Kolter Urban Group, a subsidiary of the Kolter Group, is maintaining the original design by MHK Architects with a few minor exceptions such as increased lanais. The planned development includes two eight-story buildings with a total of 51 expansive units, ranging from 2,000 to 7,500 square feet. The development will feature two pools, a 16-slip marina on Moorings Bay and other amenities. Pricing for the units is anticipated to start at $3.7 million.

Building permits have been secured, and construction is set to begin in October 2025. Construction will take place over a two-year period, with estimated completion during the fourth quarter of 2027.

5. Olana (The Former Bahama Club) – 1121 Gulf Shore Blvd N

Olana will offer an exclusive beachfront living experience with just 12 units, two per floor, in a seven-story building. The first floor will feature a parking garage, while the upper levels provide spacious residences with breathtaking Gulf views.

Condos will start at $30 mil and feature more than 10,000 square feet of space with 5 bedrooms and 7+ bathrooms.  In essence they will look and feel more like single family homes with ultimate privacy and security.  

Boasting 220 linear feet of beach frontage in the heart of Naples, this ultra-luxury development stands as one of the last prime beachfront opportunities in Florida. Its design emphasizes elegance and privacy, making it a standout addition to the Miracle Mile.

6. The Former Harbor Club - 1624 Gulf Shore Blvd N. 

Borelli Construction purchased this dilapidated condo building and plans to build 14 condos across the street from Lowdermilk Park.  The current plan is to build two stories over parking, each with its own garage and elevator.  Sizes will range from 2,000 - 2,700 square feet and the offering is said to start at a lower price point than other new construction planned for this stretch of Gulf Shore Boulevard.  Construction may begin in Spring 2026.
